Mold Fogging
A whole-home treatment that reaches wall cavities, framing and ductwork without opening up the whole house. Used alongside removal, not instead of it.

The order matters more than the steps
Most people assume mold remediation is a cleaning job with better equipment. It is not. The removal is the straightforward part, and any certified technician can do it competently.
A mold job that comes back is almost always a job where nobody found the water. Take the mold out and leave the leak, and you pay twice. That is why finding the moisture comes first, before anything is removed.
The six steps

Free on-site inspection
No charge to have us look, and no obligation attached to it. We go past the spot you called about — the places mold tends to sit that a homeowner would have no reason to check — and we look for where the water is coming from. If you do not have a problem, we say so and leave. That happens often enough to be worth saying.

Find the moisture before anything else
Water does not surface where it enters. It can come in at one point and appear thirty feet away, on a different wall, in a different room. Find the stain instead of the source and the mold is removed, you pay for it, and it returns — because nothing that caused it changed.

A written scope and a price
Both before a tool comes off the truck. Not a verbal figure: what is being removed, from where, and what it costs. Nothing starts until you have agreed to it. A number without a scope is unenforceable, and it is what makes a job grow halfway through.

Containment
The work area is sealed off and held under negative air pressure — slightly lower pressure inside the contained space than outside it, so air flows in rather than out. This is what makes it possible to remove mold in one room without seeding the next one. It is also the step most often skipped, because nobody can see whether it was done.

Removal, treatment, or both
Whatever the house calls for. Where material has physically failed it comes out. Where it has not, fogging for mold can reach cavities that cannot practically be opened. Which one applies is a finding, not a preference — see below.

Coming back for the air scrubbers
The air scrubbers stay running after the work is finished — that is part of the job, not an afterthought — and we come back a few days later to collect them. It is also the natural point to look at the space again with you once everything has settled, rather than rushing a walkthrough on a day you may not even be able to be in the house.
Mold fogging or cutting it out
We do both, and the choice is not a sales decision. Often it is not a choice at all — a lot of jobs need both.
Cutting it out
Material comes out — traditional remediation. This is the right answer whenever something has physically failed — sheetrock that has gone soft, trim that has swelled, insulation that has been wet. No treatment restores material that is already gone, and any company suggesting otherwise is selling you the cheaper job rather than the correct one.
Mold fogging
Dry fog, as the trade calls it — a treatment that reaches into spaces which cannot easily be opened up — wall cavities, framing, ductwork, the parts of a structure you would otherwise have to demolish to get at. Less demolition usually means a lower total repair bill, because the expensive part of a mold job is frequently the putting-back rather than the taking-out. Priced by the square foot →
Where fogging earns its keep
The HVAC system is involved and there is no single wall to open. The house has been cross-contaminated — often because somebody opened the walls themselves without containment, and what was in one room is now everywhere. Counts are high and nobody can find it, including the assessor. In each of those, the problem is the whole property rather than a located spot.
Usually it is both
These are not competing options. On a lot of jobs the failed material comes out and the fog handles the cavities, the ducts and the air that removal on its own would leave behind. Fogging is not a way to avoid doing the removal — where material has physically failed, it still has to go.
Mold only — and still the whole job
If you needed heart surgery you would not book the family doctor. It is the same decision here: a general restoration company runs water losses, fire, smoke, biohazard and mold, and mold is one line on that menu. Here it is the menu.
The usual catch with a specialist is that they finish their piece and hand you a list of numbers to call. We do not work that way. We can guide you through the whole project — our network of partners has worked alongside us for years, and we will coordinate with them rather than hand you a phone number and wish you luck.
Master HVAC technicians
If the air conditioning created the conditions, it has to be corrected or you buy remediation again next summer. They check charge, balance and airflow properly.
Insured for mold, not just insured
Louisiana raised the minimum general liability for mold remediation contractors from $100,000 to $500,000 in August 2026. But the figure is only half the question, because ordinary general liability commonly excludes mold entirely — the fungi or bacteria exclusion removes liability for mold damage and the cost of remediating it. The policy has to be rated for mold, which is a different underwriting class.
We are fully insured for mold remediation, and we will send you the certificate on request. Ask anybody else you call for theirs.
The cheap general liability policies cost a few hundred dollars a year, and they cost that because of what they leave out. Mold-rated coverage costs several times more and is rated on revenue. They are not the same product at two prices. If they covered the same work they would cost the same.
Attic airflow specialists
A company that does nothing except attic ventilation, so the humidity gets stopped at the source instead of treated repeatedly.
Rebuild and repair partners
Remediation takes material out. They put it back — drywall, trim, paint, flooring — so you are not left with an open wall.
And no markup rides on top of it. The standard arrangement is that a restoration company takes a subcontractor's bid, adds ten, twenty, sometimes forty percent as overhead and profit, presents it as its own price, then hands the work back to the sub. You paid extra for coordination. We do not add that. You pay the partner's own price, and several cut their rate further for our customers — our duct cleaning partner takes at least 10% off for anyone who comes through us.
What we do not do
Worth stating plainly, because a company's limits tell you more than its service list.
Testing
Louisiana licenses mold assessment and mold remediation separately and prohibits one company from holding both roles on the same property. We remediate. Fire, water, smoke or biohazard restoration
Mold is all we do. If what you have is a water loss that has not become a mold problem yet, we are not the right call, and we will tell you that rather than book it.
Work without the owner's authorization
Remediation means opening walls and removing material, so the property owner has to be the one who engages us. We work with the owner or the manager acting for them.
Common questions
How long does mold remediation take?
A contained single-area job is often a day. Multiple rooms, or work involving the HVAC system, runs longer. The honest answer is that it depends on how much has to come out, which is one of the things the evaluation establishes — and we would rather tell you a real number then than an optimistic one now.
Do I have to move out?
Usually not. Containment is what makes it possible to work in one part of a house while the rest of it is occupied. Where that is not practical we will say so before you commit, not on the morning we arrive.
Can you work around a business staying open?
Often, depending on where the work is and how much containment it needs. Tell us the constraints when you call and we will tell you honestly whether it can be done that way.
Will the mold come back?
Not if the water source was found and corrected. If it was not, then yes, and reasonably quickly. That is the entire argument for tracing the moisture before the removal rather than after.
Do you charge for the inspection?
No. Charging to show up is why people wait, and mold that waits does not stay the same size.
