The mold you find is rarely all of it
Almost everyone calls about a specific spot. A patch on a closet wall, dark speckling above a shower, something behind a piece of furniture that got moved.
The spot is worth dealing with. But it is worth understanding what it is telling you first, because visible mold is the part of the problem that happened to grow somewhere you could see.
Mold grows where three things meet: moisture, something organic to feed on, and still air. Most of your house has all three in places you never look — inside wall cavities, behind cabinets, in ductwork, under the insulation in an attic. The spot on your closet wall is simply the place where those conditions reached the surface first.
That is why we spend most of an evaluation somewhere other than the spot you called about. If the conditions that grew it are still there, cleaning that patch buys you a few months.
What usually happens instead
You show someone the spot. They look at the spot. They quote you to clean the spot.
Nobody asks why it is there. Nobody checks whether it is in three other places you have not looked. Nobody goes near the attic or the air handler. You get a price for the square footage you pointed at, the work gets done properly enough, and everyone leaves.
That is not dishonest — it is answering the question you asked. It is just not the question that decides whether you are calling somebody again next summer.
Sometimes the answer really is that it is one small isolated patch, and we say so and leave. But it is worth checking rather than assuming.
What it costs in Metairie
Published, so you can work out roughly where you stand before anyone comes to your door.
| Scale of the job | What it usually costs | What that looks like in a Metairie house |
|---|---|---|
| Minimum | From $600 | One contained spot — a hall closet, a section of wall behind a vanity, a bathroom ceiling |
| Small | $1,000 – $2,500 | A single room, or a limited area where some sheetrock has to come out |
| Medium | $2,500 – $5,000 | More than one room, or growth inside wall cavities or in the air handler and duct run |
| Large | $5,000 and up | Widespread growth, heavy demolition, or treating the whole house at once |
On slab-built houses like most of Metairie, what usually moves the number is how far up the wall the moisture traveled and whether the air handler is in a closet that has been feeding it.
Our minimum is $600. Most mold companies set theirs at $1,000 to $1,500. A small problem should not be priced like a big one.
Two calculators, published price ranges, and no email address required to see the answer.
The stain is not the problem. The water is.
A mold certification course covers what to do once mold has been found: contain the area, cut out the material, treat it, vacuum, run a scrubber. That is a real skill and it is also the whole syllabus.
It says nothing about how a house was put together — where the supply lines run, how a slab wicks, what a return in an interior closet does to the wall behind it.
Water rarely surfaces where it got in. It can enter at one point and show thirty feet away, on a different wall, in a different room. Chase the stain instead of the source and you pay to have the same mold removed twice, because nothing that caused it changed.
Before starting Mold Shield, our founder spent years as a superintendent for a residential homebuilder and as a project manager at a national restoration franchise. That is the background that decides where we start looking.
Where the moisture usually turns out to be coming from
One failure can do it alone. More often several moderate problems add up until the house cannot keep ahead of the humidity — which is why so many people say nothing changed and then suddenly there was mold.
Air conditioning that cools without drying
The most common thing we find. Low or overcharged on refrigerant, no proper air balancing, restricted airflow, or oversized so it short-cycles before removing moisture. The house is cold and still feels damp.
An attic running far too hot
A working attic stays within 10 to 15°F of outside. One without real ventilation sits at 140 to 150°F, drives moisture down into the rooms below, and makes the air conditioner work against conditions it was never sized for.
A filter that is choking the system
High-MERV filters restrict airflow across the coil, and airflow is what lets the coil pull water out of the air. In this climate the wrong filter can add five to ten percentage points of humidity on its own. We recommend MERV 4 or 5.
A slow leak nobody chased
Not a burst pipe — those get dealt with. A shower pan that failed months ago, a supply line weeping behind a vanity, roof flashing that only leaks in a hard wind from one direction.
How the work goes
Free on-site inspection
No charge to have us look. Sometimes the answer is that you do not need us, and we say so.
Trace the moisture, not just the mold
Mold is a symptom. Leave the water and you pay for the same job twice.
A written scope and a price
Both before anything starts, and nothing starts until you agree.
Containment
Sealed and held under negative air pressure, so removing mold does not spread it into rooms that were fine.
Mold fogging or traditional remediation
Mold fogging — dry fog, as the trade calls it — reaches spaces that cannot be opened up, which often means less demolition and a lower total repair bill. Traditional removal is right when material has to come out. We do both.
Correct the cause
Otherwise the rest was rented, not fixed.
Mold only — and still the whole job
If you needed heart surgery you would not book the family doctor. Mold is the same shape of decision: the company that does mold every day sees the pattern that the company doing water, fire, smoke, biohazard and mold sees once a quarter.
The usual catch with a specialist is that they only do their piece and you are left arranging the rest. We are not built that way. Mold is all we do, but the HVAC technicians, the attic ventilation specialist, the general contractors and the roofers all come through one point of contact — ours.
And you pay their prices, not ours. The franchise model is to mark a subcontractor's invoice up and bill it as their own. We do not add overhead and profit to somebody else's work, and several of our partners discount further for our customers.
Mold testing in Metairie
If you want the air tested, we will hand you to somebody who does that for a living.
Louisiana licenses testing and remediation separately and prohibits one company from doing both on the same property. The reason is obvious once you say it out loud: a company paid to find mold and then paid again to remove it has an interest in finding plenty.
So we stay on our side of it. We remediate, and testing goes to an independent assessor with no stake in the scope.
Common questions
How much does mold removal cost in Metairie?
Between $1,000 and $5,000 for most jobs, with a $600 minimum on a small contained area and $5,000-plus where growth is widespread. On Metairie’s slab-built houses the two things that move the number are how far the moisture traveled up the wall and whether the air handler has been feeding it. The evaluation that produces your figure is free.
Is there more mold than what I can see?
Often, though not always. Visible mold is simply the part that grew somewhere you could see it — the same conditions usually exist in places you cannot, such as inside wall cavities, behind cabinets and in ductwork. That is why an evaluation looks well beyond the spot you called about. Sometimes it genuinely is one isolated patch, and we say so.
Can you tell me over the phone how bad it is?
Only roughly. We can usually tell from a description whether something sounds minor or sounds like it needs proper attention, but mold has to be looked at in person to be assessed properly — how far it goes, what it is growing on, and where the moisture is coming from are not things anyone can judge remotely. That is why the evaluation is free: so finding out costs you nothing.
Does homeowners insurance cover mold?
Often it depends on one question: was the water sudden, or slow? A burst supply line is an event, and events are what policies are written for. A shower pan that has been weeping for two years is maintenance, and many policies exclude it. Many also cap mold at a set figure no matter the cause — frequently far less than a whole-house job. Worth reading your policy for the mold limit and the wording on gradual damage, and worth photographing everything before anything is removed.
Do you come to Metairie from Baton Rouge?
Yes. We work the I-10 and I-12 corridor from Lafayette through to the Mississippi Gulf Coast, and Jefferson Parish is part of that. The evaluation is free here the same as anywhere else in the service area.
Do you charge for the inspection?
No. If we look and there is nothing to do, that is the answer you get and it still costs nothing.
Around Metairie
We cover Jefferson Parish and the wider metro area including New Orleans, and across the lake to Covington, Abita Springs and Slidell — along with Baton Rouge and the capital region. Next door, we also handle mold removal in Kenner.
Think you have mold in your Metairie property?
